June is National Homeownership Month
At the NAR Legislative Conference in DC last week, Economist Lawrence Yun pointed out the financial value of homeownership. However, homeownership is more than a financial investment, it serves as a foundational catalyst that builds stronger economies, families, and communities. The positive impact of owning a home can be felt across four major areas: 1. The Economy- Housing is a massive factor in the U.S. economy, consistently accounting for 15% to 18% of the U.S. Gross Domestic Product (GDP).2. Educational Outcomes- Living in a stable, owned home directly shapes educational outcomes. Research shows that children of homeowners achieve higher test scores and graduate at rates 11 to 14% higher than children of renters.3. Wealth Accumulation - Homeownership remains the premier vehicle for building generational wealth. The proof is in the numbers, with the median net worth of a homeowner reaching $396,200, compared to $10,400 for renters.4. Community Engagement - Because homeowners have a real stake in their neighborhoods, they are deeply invested in their communities. Homeowners are statistically more likely to volunteer for local causes and 20% more likely to vote in local elections.The Takeaway - National Homeownership Month serves as a powerful reminder that homebuyers aren’t just investing in a place to live. They're helping fuel economic growth, accelerate educational success, and strengthen neighborhoods for generations to come.Thank you to all the REALTORS, Lenders, Title Companies, Home Inspectors and all the other related businesses that make homeownership happen! |

Oxford Property Managers Need to Know!
The Town of Oxford held a workshop last month to discuss amendments to the newly passed STR Legislation, they added new language.
The most consequential revisions concern Registered Agents, and the ordinance makes clear that the Town intends to hold agents and their entire organizations accountable for facilitating unlicensed STR activity.
Under the new language, any Registered Agent who lists or advertises a property as an STR after receiving notice that the property is unlicensed is barred from acting as an agent under the STR chapter for three years. This is consistent with the prior penalty structure, but the amendment goes much further by extending the penalty beyond the individual agent. The ordinance now states that “This bar also applies to the Registered Agent’s agency and to any agents employed by that agency.”
This is a substantial expansion of liability. It means:

MSBR responded to the Oxford Commissioners expressing concern: Under the proposed language, any Registered Agent who advertises or lists an unlicensed STR after receiving notice would be barred from acting as an agent for three years. However, the amendment goes much further, extending this penalty to the agent’s entire company and every agent within it. In effect, a single mistake by one individual, whether due to miscommunication, clerical error, or a delayed update from a property owner, would result in a three-year prohibition for the entire agency. This is an extreme and unprecedented penalty structure that does not align with the nature of the violation. |

NAR Legislative Conference
Not only is this annual event free to agents across U.S. but it is a working conference. Highlights that effect you:
Treasurer Craig Sanford reported current membership at 1,439,163—but the 1.2 million forecast “represents an appropriate expense planning baseline, reflecting a prudent decrease in response to the continued market uncertainty and external pressure on membership.”
NAR Directors approved an amendment to Standard of Practice 16-11 to require REALTORS® to make any request for compensation from a seller of unlisted property no later than when an offer is being presented rather than at first contact. This amendment acknowledges the post-settlement environment and ensures that a potential buyer’s negotiating position is not compromised by a premature request for compensation at an NAR’ member’s first contact with an unrepresented seller. |

No one knows better than you the shortcomings and knowledge gaps of licensees because you practice in the real world. Completing the attached survey will take you less than 15 minutes. Regardless of your experience as a licensee your input is essential. Do not get overly concerned with the subtopics in each of the categories on the survey. Those will be more clearly defined in focus groups following the close of the surveys.
The purpose of this survey is to give all of us insight into current job tasks and the analysis and will also be used to set the future for the national portion of the real estate licensing exam that ARELLO® accredits.
