MSBR CALL TO ACTION for Cambridge REALTORS

CALL TO ACTION: Attend the Cambridge Commissioners Meeting

Monday, October 26, 2026 • 6:00 PM • Cambridge Council Chambers

305 Academy Street, Cambridge

Cambridge has enacted a Rental Registration system that sweeps in well‑maintained, law‑abiding homes, Vacation/Seasonal homes, and homes listed for sale.

  • Blighted properties already fall under the City’s existing enforcement powers, nuisance codes, and property maintenance laws.
  • The City does not need new ordinances that penalize responsible residents; it needs to enforce the tools already on the books.
  • On October 26 at 6 PM, stand with your neighbors and make your voice heard. Tell the Commissioners clearly and respectfully:
    • A Rental Registration program should target problem properties, not well‑maintained homes. Stop penalizing law‑abiding citizens and start enforcing the codes that actually address blight.

Your presence matters. Your voice matters. Let’s make sure Cambridge focuses on real solutions, not unnecessary regulations.

Your MSBR Government Affairs Committee thanks you.

See you on October 26th!

Appraisal resources you'll need before the Nov. 2 deadline

The transition to the new appraisal report known as the Uniform Appraisal Dataset 3.6 is bringing significant changes to residential appraisals.

NAR has provided a list of resources to help appraisers, brokers and agents prepare for these changes:

Get out the REALTOR® member vote  Election day - Nov 4th

The National Association of REALTORS® Advocacy team launched a new online voting resource to help REALTOR® members register to vote, verify their registration status, learn about upcoming elections and access election information. The site also features an interactive map showing state-by-state voter registration and turnout rates among NAR members.

Have sellers stow away personal items

Mail, financial documents, medical records, visible calendars, computer screens and Wi-Fi passwords can expose sensitive information during a showing. Family photos, diplomas, awards and other personal details also can reveal names, workplaces or other clues about the household's occupants. Review such safety tips in your initial consultations with sellers before opening their home to prospective buyers.

Put your guard up against real estate scams

AI is giving scammers new ways to impersonate clients, agents and other parties in a transaction. It's making fraudulent messages harder to spot and faster to replicate.   The experts urged real estate pros to strengthen defenses by setting a code word with clients and closing partners, verifying requests through known channels, always confirming changes to wire instructions and slowing down when a request creates urgency.  Stronger safeguards for credentials that can easily be copied, stolen or spoofed.
