Revised Oxford Short Term Rental Regulations 

as approved at the Aug.11th Commissioners meeting 

 

MSBR advocated for the agents and brokerages & the regulation was changed!

 

NOW, THEREFORE, the Commissioners of Oxford hereby ordain as follows:
Section 1. Section 20.3 of the Oxford Town Code is hereby amended as follows:

C.  Any property owner who advertises a dwelling unit for rent as a short-term rental after receiving notice that the property is unlicensed is barred from obtaining a short-term rental license for that property for one (1) year. (It was originally 3-years)

 

Any property owner who rents a dwelling unit as a short-term rental after receiving notice that the property is unlicensed is barred from obtaining or renewing a short-term rental license for any property in Oxford for three (3) years. Any Registered Agent who lists or advertises a dwelling unit as a short-term rental after receiving notice that the property is operating without a license is barred from acting as an agent under this Chapter for any property within the Town of Oxford for three (3) years.  (It originally applied to the entire brokerage/agency and all agents in the firm or brokerage.)


For purposes of this Section and only pertaining to the property the term property owner shall include the property owner’s spouse, child or stepchild, parent, stepparent, brother, sister, grandchild, grandparent, son-in-law, daughter-in-law, domestic partner, trust of the property owner, or a trust of a relative.


For purposes of this Section, notice shall be satisfied by sending the property
owner or agent notice of the violation to the offender’s last-known address by
certified mail. In the case where a violation, which had been corrected, reoccurs at the same property within six (6) months of sending a notice of violation, the Town may undertake enforcement action without providing new notice.

 

Using what you can control: Price, terms, and marketing

For agents who are having trouble getting a home sold, despite price reductions, Daryl Davis, CEO of Darryl Davis Seminars, breaks it down beautifully in a recent article for Inman (content is paywalled): "Stop chasing the market down," he says. "Three things sell a house, and they are the only three we actually control: price, terms and marketing."

"You do not need all three firing at the same time," Davis says. "You need two of the three." So, if sellers don't want to do another price reduction, be ready to bring your A game to the marketing—but not until you've talked with the sellers about terms that would attract more buyers, such as owner financing or an interest-rate buydown.

"Our job … is not to sugarcoat, and it is not to panic," he says. "It is to give the seller the truth about their house, kindly and clearly, and then hand them a strategy that actually gets them sold."
