The following updates affect Maryland businesses following the conclusion of the 2026 General Assembly session. Please review carefully and consult your tax advisor as needed.
Nonresident Real Property Withholding Rate Increase
The Comptroller has published a Tax Alert regarding changes to withholding on the sale of real property by nonresidents. The withholding rate for individual nonresidents has increased to 8.75%. Bo Patten named a Chief Executive Officer of Maryland REALTORS and will officially assume the role on July 1, 2026.
A Tennessee native, Patten most recently served as CEO of the Williamson County Association of REALTORS®, located just south of Nashville. Prior to that role, he served as Vice President of Government Affairs for the Long Island Board of REALTORS®, one of the nation’s largest local REALTOR® associations. Earlier in his career, Patten was also a licensed REALTOR®, giving him firsthand understanding of the profession and the challenges facing today’s real estate industry.
Patten succeeds Chuck Kasky, who is retiring after 21 years of service to Maryland REALTORS®. Kasky served as CEO for the past 11 years after previously founding and leading the association’s Legal Department for a decade.
“I am incredibly excited to join the team at Maryland REALTORS®! They have built an outstanding culture and organization that I am honored to now be a part of,” said Patten. “While leaving Tennessee is certainly bittersweet, the opportunity to serve alongside Maryland’s exceptional volunteer leaders, dedicated members, and talented staff was one I could not pass up. Together, we are ready to build on that success to ensure Maryland REALTORS® remains THE voice of real estate across the state.”

Imitation is the sincerest form of flattery and MSBR is very flattered to have Garrett County Board of REALTORS adopt a Down Payment Grant program modeled after MSBR's program. Chuck Kasky presented a $5,000 check to Garrett's President Rich Orr and Maryland REALTORS Secretary Larry Smith at the Regional Round Table meeting in April. Megan Rosendale and Shandell Green also spoke about the MSBR Grant program.
